Property Management

Founded on our extensive experience in the property management industry, and guided by our stalwart commitments to reliability, commitment and integrity, we offer a full range of residential and commercial

property management services to our clients. Moreover, we do not place restrictions on property type or size; no property, be it residential or commercial, is too small or too large to be accommodated by us.

We strive to ensure that our property management fee structure is simultaneously affordable, highly competitive and very straightforward. Thus, we offer a simple "first and ten" fee system – our initial fee is equal to the first month of your property’s rent, with a monthly base management fee of only 10% of your property’s monthly rent. Any property maintenance and repair fees are billed at cost.

 

Among our core services are:

Reliable and efficient rent/lease fee collection.
All of our clients’ rents and lease fees are collected from tenants in as efficient and timely a manner as possible. For example, we are often able to arrange and coordinate direct-debit or post-dated check payment options, to help promote stable income flows from our clients’ properties.

Complete screening (including credit report) of all prospective tenants.

Before we consider renting to any tenant, we require they are processed through our screening procedures, and authorize us to perform a credit check. We decline to rent to any prospective tenant who poses too high of a risk, thus substantially protecting our clients’ properties and income flows.

Coordination of rental/leasing and move-in arrangements.

As a full-service property management firm, we also coordinate all aspects of rental/lease agreements, and "hand-over" of property keys. We will also make any other arrangements that are required for tenants to move into our clients’ rental properties, including the collection of first month’s rent and all security deposits.

Advertisement of client properties.

All client properties are fully and widely advertised in a variety of on and off-line venues, to ensure minimal vacancy rates, and to maximize the number of appropriate potential tenants.

Regularly scheduled inspections of our clients’ properties

To both ensure our clients’ properties remain in good repair and are well-taken-care-of by tenants, and to identify potential maintenance/repair issues before they become problematic, we perform regularly scheduled property inspections.

Management of property maintenance and repair requirements

We fully coordinate all aspects of property maintenance and repair. By taking a proactive approach in this area, we simultaneously ensure happier tenant experiences, and solve property issues before they become larger (and more expensive) concerns.

Showing of properties to prospective tenants is always conducted in the presence of DSupreme staff members.

Issuing of appropriate notices in case of late or non-payment of rent and/or violation of rules
It’s a simple fact of property management; sometimes tenants do not live up to the terms of their rental / lease agreements, or otherwise violate established rules. In these situations, we provide them with all necessary notices and warnings.

Handling of rental termination processes when required

In the "worst-case scenario" when a property tenant must be evicted, we also handle all contract termination/eviction processes, and take steps to collect any outstanding monies owing.

Conventional Real Estate Services

As a secondary aspect to our business, we also offer a full-range of conventional real-estate services to those who wish to buy or sell property.
